Digging out the hammer, saw and drill to install decking in your garden could be the easiest way to add significant value to your property, according to Almura Building Products.
A survey carried out by the firm showed that by tooling up and installing some tasteful wooden walkways in your back yard, homeowners could see a significant return on their investment.
Indeed, 75 per cent of estate agents asked said they would advise those looking to sell a property into digging out the power tools and laying down the hard stuff, particularly as it is seen to be popular with the first-time-buyer market.
Estate agents also recommended that gardeners take some time to dress up the decking with lighting and small features to "show it to the best advantage".
The results from Almura Building Products' survey echo those of the Halifax's, which showed that 23 per cent of respondents believed that decking or patios were essential.
